This year, we're saluting Broadway with our custom calendar. Do you recognize any of the Royal Oaks' residents and employees who are "starring" in this year's timeless creation?
Welcome! While there are many active retirement communities in Sun City, there is much that makes Royal Oaks distinct. When you drive into our gated community, you'll notice the mature, abundant landscaping, creating a neighborhood of warmth and beauty. Once you step into the lobby, you'll see for yourself why more than 600 residents find living at Royal Oaks like living on a cruise ship. . . without the rocking!
The Royal Oaks Campus
In keeping with its Sun City, Arizona location, our upscale retirement community is an oasis of 38 lush acres featuring a myriad of plants, trees and rose gardens. Continual improvements to the campus have resulted in state-of-the-art communal and private areas. Our main building bustles like Grand Central Station, complete with all the amenities of a small city.
Fitch "A" Rated and Financially Sound
We know there are a variety of Arizona retirement communities to consider. Royal Oaks is unique: it is the only full Lifecare community in Sun City and one of only a handful of Life Plan Communities (also known as CCRCs) in the country who have been granted an "A" rating by Fitch global credit rating organization. Our most recent Annual Report may be of interest to you. We are a Type A Lifecare Community (non-profit), offering a full continuum of care to older adults, from independent living residences, assisted living, memory support, and complete supportive living. This article from the December 2016 Money Magazine, may be helpful in understanding the different Lifecare types.
Speaking of kudos, in 2017, resident Ken Pierick received the Leading Age/Arizona Volunteer of the Year Award while our CEO, Kendra Eberhart, was recognized from the same organization by being chosen as the recipient of the Award of Honor.
In 2016, Royal Oaks was also the recipient of five of the 10 prestigious awards given out by Leading Age/Arizona. Read more here.
Tax Benefits of CCRCs

Royal Oaks' long-term-care areas on campus are quite robust and you can deduct greater than 45% of your Entrance Fee and Monthly Service Fees. This amenities and services document will also provide more detailed information--see page two. When you tour our community, be sure to inquire about this tax benefit.
